For riders who train at home and show seasonally, that trade is often the whole decision.

Drainage in particular is worth scrutiny here. Parcels that sit well in a wet August are worth considerably more than those that don’t, and it is not something a listing photo will ever tell you.
The honest answer depends on how often you show. If you are at the Winter Equestrian Festival every week of the season, the convenience of hacking to the ring from a Wellington farm is difficult to give up and is priced accordingly.
